Patio, Porch & Deck Building FAQs

How do you ensure structural integrity when building a covered patio extension, porch, or deck?

Strictly adhering to compliance, safety code, OSHA, and other building regulations ensures every patio or deck we design is built to last a lifetime.

Do I need building permits to be approved before starting my deck or patio addition project?

Yes, almost all elevated decks, open or covered porches and patios require municipal building permits to verify compliance with local building codes. We handle the entire permitting process on your behalf, including drafting architectural plans, submitting applications, and coordinating required city or county inspections.

Do I need HOA approval before having a porch, patio, or deck installed?

If your neighborhood has a Homeowners Association, your project will require architectural review/HOA approval before construction begins. We provide detailed design renderings, site plot plans, and material sample specifications so your submission packet passes HOA review smoothly.

Is your home remodeling company insured?

Yes, we carry full general liability insurance.

What is the typical turnaround time from contract signing to starting construction?

From initial consultation to breaking ground generally takes 3 to 6 weeks depending on your needs, our availability, and material availability. This timeline covers finalizing dimensions, material selections, and renderings (1 to 2 weeks). Permitting, municipal approval, and HOA review times vary by jurisdiction, typically running 2 to 4 weeks. The time it takes to source and order premium composite decking, pavers, stone tiles, custom railings, and framing lumber also affect the actual timeframe.

Once construction starts, how long does the build take?

Active construction timelines depend on scale, complexity, and weather. Paver stone and concrete patios typically take 3 to 7 business days, however this can vary depending on the complexity of the design and finishing. Active construction on custom ground level or raised decks can take 1 to 2 weeks. More complex covered patios, screened in porches, or enclosures can take 2 to 4 weeks to allow for structural roof tie-ins , electrical, and inspections. But again, each building project is unique.

How much does a custom deck, porch, or patio cost?

Each porch, patio, or deck design is custom to your home’s layout, available space, elevation, and finishes. On average you can expect to pay $20 to $45 per square foot depending on excavation needs, retaining walls, and quality of stone. Pressure-treated pine or cedar decks average in the $35 to $55 per square foot range installed. Premium capped composite & PVC decks (for example Trex, TimberTech, and Deckorators) range from $65 to $110+ per square foot, reflecting their low-maintenance performance and extended warranties. Covered or screened in porches usually run between $80 to $150+ per square foot installed. They command a higher price because of the required structural framing, roof tie-in integration, shingles, ceiling finishes, permitting, inspections, and electrical work. Upon your initial design consultation we provide a detailed, line-item proposal following an on-site property evaluation.

Is composite decking or natural wood a better for decks, patios, and porches?

Deciding what material to invest in depends on your performance requirements, budget, your design style, maintenance needs, and material availability.Composite decking is engineered from recycled plastics and wood fibers with a durable polymer cap to last decades with little to no maintenance. It resists rot, splintering, insects, and fading without ever needing to be sanded, stained, or sealed. Initial investment is higher, but it delivers near-zero maintenance and carries 25- to 50-year manufacturer warranties depending on the brand. Natural wood decking like cedar, redwood, or pressure-treated pine are more traditional with a lower initial cost. However wood decking requires frequent maintenance like re-staining and sealing, annual cleaning, and has a much shorter lifespan than patios, porches, and decks made of capped composite.

What are the best material options for building patios and porches?

It depends on whether longevity, maintenance needs, or aesthetics are more important to you and your deck. Some of the best material options for building patios include interlocking concrete pavers, natural stone such as slate, travertine, or flagstone, stamped concrete and decorative inlayed concrete. Interlocking concrete pavers are a highly durable deck material that flex with freeze-thaw cycles plus they are easy to repair available in hundreds of colors and patterns. Natural stone patios, porches, and decks can be built using travertine, slate, flagstone, basalt, limestone, and porcelain, and much more. Patios can also be built with affordable stamped concrete or concrete with decorative tile or stone inlays although they need to be sealed occasionally to prevent corrosion and cracking.

What type of deck or patio lasts the longest?

Capped composite material decking often comes with a manufacturer warranty guaranteeing it will last. For example Trex decking can come with a warranty of 25 to 50 years depending on the specific type of decking product you select. TimberTech PVC decking products come with a 50 year fade and stain limited lifetime warranty.
